The costs of renting a property via HOSKINS JOHNSON are as follows:
An initial administration fee of £200 plus VAT (£240 inc VAT) is charged to start the tenancy, this is for the first 2 tenants and is required in cash/bank transfer. There is a charge of £50 plus VAT (£60 inc VAT) for any additional tenant.
Once the payment has been received the property is reserved until the proposed start date.
If a guarantor is required there will be an extra fee of £50 plus VAT (£60 inc VAT) charged. The guarantor will need to be referenced and credit checked along with all tenants.
All administration/guarantor fees are NON REFUNDABLE, should any prospective tenants decide not to proceed with the tenancy. All administration/guarantor fees are REFUNDED, should the landlord decide to withdraw the property from the rental market. Prior to signing/commencing a tenancy, cleared funds are required for both the rent deposit and bond.
Tenancy renewal/alteration fee £50 plus VAT (£60 inc VAT)
Dishonoured/Bounced cheques £35 plus VAT (£42 inc VAT)
Rent arrears reminder £25 plus VAT (£30 inc VAT)
Our administration fees cover all referencing & credit checking (tenants & guarantor), lodging of the bond into a government backed scheme, inventory charges, 3 monthly inspection charges, check in/out fees, reference requests and all paperwork.
50% of the first months rent plus VAT.
The service will include:
Preparation and signing of the tenancies
Taking the first months rent and bond and then transferring to the landlords nominated bank account.
10% of the agreed monthly rent plus VAT, this will include all the above and then the additional services:
Lodging of the bond into the DPS (Deposit Protection Scheme)
Moving the tenants into the property
Preparation of the inventory (additional £75 cost)
Transfer of the utilities and council tax into tenants names
Three monthly inspections.
